Storm door on left under carport is 5 years old was repainted. Exterior steel doors deadbolts and locks are all keyed same same and updated porch/carport lights, mailbox, and outside water faucet (in rear). ALL walls that had plumbing kitchen sink wall, washer wall and entire bathroom, (toilet/ lav / tub) were gutted to studs insulated and all plumbing lines were replaced/updated/repaired. (Reed Plumbing Weiner, AR.) Formica-type wall board was installed behind washer/dryer/water heater for easy clean. Water heater is 5 years old CH&A replaced 2018 approximately. New thermostat 12/24. New roof with vent boots,(Brock King installed) in April 2025, both ends of house are gabled with new metal up to eave vent. New electric wiring in bath with GFCI's (Matt Hardin Electric). The outlet to right of kitchen sink is updated but it is NOT GFCI and won't be replaced due the arrangement required to connect dishwasher. Additional updates are white outlets and switches some new baseboards, closet rods / shoe racks, curtain rods, blinds & curtains, (patio door has 5-8 year old vertical blinds), hall shelving. Gas pipe installation from range to living room wall for an addition of a gas heater or gas fireplace. Attic Insulation in 2010--2014. Basically the only thing that has NOT been updated are 5 windows. They are original Mill-Finish aluminum with storm window overlay. There are 3 plumbing clean-outs 2 in rear for bathroom 1 for washer. Sewer runs to street and clean out is right of porch. There is a 3 sided OLD chain link fence no gate. Back left side of yard stands water after rain. This property NEAR Newport LAKE is in a Flood Zone. During my ownership 08/05/2005 NO Water has ever flooded house. High water line has been LEVEL with top of front porch. Leaving 4 inches height until it enters house. It's MOVE IN READY and ready for a buyer. A termite contract will be provided at closing.This is an older low-lying subdivision that is situated near the back side of Newport Lake. It has no notable ditches and few ally's. Water DOES stand in back left rear yard after prolonged and heavy rains. Most of the subdivision is in a flood zone. I've never carried flood insurance during my 20 year ownership and home had never flooded.
