Do you LOVE to fish? Or not. This property is mere minutes from Deep Creek, the ocean access at Nanilchik, Clam Gulch is nearby, Homer is one hour away. You could make this your weekend getaway or your fulltime home. There is natural gas at the property and electric is in the area. The lot is flat with a nearly flat approach. There are all of the basic amenities - just 1 mile into town. 1 mile from highway - the first 8/10s is straight, flat and paved and Reba (again, straight and flat) is graded and plowed based on a conversation I had with a neighbor. I do not have anything in writing about covenants, road maintenance, etc. It is in what appears to be planned as a neighborhood but still has a rural feel to it. There may or may not be any rules as to what you can build or what you can use the land for. The area seems to be very slowly developing as a friend bought this many years ago and eventually paid to have gas brought to the lot. They moved out of state with no intention of returning to Alaska.
