Nokomis public beach is less then a mile away. The Jetty, which is an outlet to the Gulf is just a couple of miles south with no fixed bridges, only 1 draw bridge so ideal for sailboats. Seller is putting in a brand new dock to accommodate the larger boats with a 16,000 lb. boat lift. Currently the lift is 10k, the dock size will be the largest allowable by permit, my guess is 12x20', current dock is 7'8" x 20'. Dock will be of excellent quality and made of composite, not wood. Can provide details of construction, just have to wait on the final size from the permit office. Seller was offered 10s of thousands of dollars for the amazing Royal palms in the front but passed on it, just way to nice to sell.
